1. We conduct a thorough background investigation of your rental applicants. Personal references are researched and a complete credit check is made through a trade credit bureau. We want to find tenants who will care for your property as they would their own home. We check back at least 2 rentals. We have found that a landlord will give a good reference to remove a bad tenant where a previous landlord will give the tenant an honest review.
2. We continually check the market to make certain that your property is accurately priced and remains at a fair market rental rate.
3. Each property is routinely and thoroughly inspected on a regular basis. Yards are checked as well as the inside of the property.
4. We handle maintenance calls 24 hours a day. You have other things to do at 2:00 am. Let us fix that problem when it happens.
5. We never charge an up front fee when you place or renew a property with us. Others can charge as much as $500 every time a property is placed for rent. We feel that this is just part of the service we provide to you.
6. Communication with the owner is an integral part of our formula. By creating thorough, accurate and timely financial reports our owners are assured of knowing exactly where their investment stands. Our staff is experienced at all facets of the reporting process and has the flexibility and expertise to meet any specific reporting requirements.

Our final guarantee is that you will never be charged more for additional services than the actual invoiced amount. The original invoice will be sent to you for your records.
